How much does it cost to clear a lot in the Charleston area?
Depends on lot size, growth density, and access — a quarter-acre of myrtle scrub and two acres of hardwood regrowth are different jobs. We walk it, then put a flat written price on it. The estimate is free, and there is no obligation.
Can you clear a lot before I close on it?
With the owner’s written permission, yes — buyers sometimes arrange a light clearing pass to walk and evaluate a lot before committing. More often we come in right after closing so you can survey, plan, and design from open ground.
Will you take down the big trees on the lot?
No — large mature trees are tree-service work, and around Charleston many grand trees are protected by local ordinance anyway. Our job is everything underneath and between: brush, vines, scrub, and small volunteers, cleared selectively so your keepers stand clean.
Is a mulched lot ready for construction?
It is ready to plan, survey, market, and stage. Actual construction prep — stump extraction, grubbing, grading, the pad — is excavation work scoped to the building footprint. Clearing the whole lot with a mulcher first is usually the cheaper sequence, and we will map that honestly at the walk.
How fast can you get to a lot job?
Small lots slot into the schedule quickly, and we quote a real date at the estimate rather than a maybe. If you are on a closing or listing timeline, tell us — one-day lot jobs are the easiest thing on the calendar to fit.
